# Termite Treatment in Singapore: Methods, Prices and Warranties

Updated 2026-11-08 · PestList Singapore

Short answer: One published Singapore price list starts drywood termite foaming from S$300, a baiting system from S$700 a year on an annual monitoring contract, soil treatment before building from S$900 based on floor area, and soil treatment for an existing building from S$1,600. The same company offers warranties of up to 10 years on selected termite solutions. An inspection comes first, because it decides the method, and the method decides the price.

## Inspection first

Termite work starts with an inspection, not a price. One Singapore company describes the steps as identifying the termite species, assessing how far the activity has spread, and only then recommending a plan ([Rentokil](https://www.rentokil.com/sg/services/pest-control-singapore/termites/termite-treatment-price)). The same page covers subterranean, drywood and dampwood termites, with plans for both active infestations and prevention.

Ask for the inspection findings in writing: where the activity is, which termite it is, and why the method being proposed fits. With that in hand you can compare a second quote on the same footing.

## The methods and their published starting prices

One Singapore price list, read on 8 November 2026 ([Rentokil](https://www.rentokil.com/sg/services/pest-control-singapore/termites/termite-treatment-price)):

 Treatment Published starting price
 Drywood termite foaming From S$300
Baiting system, annual monitoring contract From S$700 a year
Soil treatment before building (pre-construction), based on floor area From S$900
Soil treatment for an existing building (post-construction or remedial) From S$1,600

The same page lists what a specialist may recommend after the inspection: localised spot treatment for isolated activity, a chemical barrier of termiticide applied around the property’s perimeter against subterranean termites, or a combination of treatments. No prices are published for spot treatment or the chemical barrier on their own.

These are starting prices. The page says the final cost turns on the size and type of the property, how much termite activity there is and the method, and that follow-up visits or ongoing monitoring may also be recommended. Its general price list shows the same starting prices for baiting and soil treatment ([Rentokil](https://www.rentokil.com/sg/about-rentokil/pest-control-prices)).

## Warranties

The same company describes a termite protection programme with a 5 to 7 year warranty, set against repeated spot treatments that only deal with the surface problem ([Rentokil](https://www.rentokil.com/sg/about-rentokil/pest-control-prices)). It also offers warranty options of up to 10 years on selected termite solutions ([Rentokil](https://www.rentokil.com/sg/services/pest-control-singapore/termites/termite-treatment-price)).

A warranty is only as good as its terms. Whoever you use, ask:

- How long it lasts, and whether it needs a yearly renewal or inspection to stay valid.

- What it covers: a free re-treatment, repairs to damaged wood, or both.

- What would void it, for example renovation work in a treated area.

- What the renewal costs after the first year, in writing.

## HDB flat or landed home

HDB flat. You look after the inside of your flat. Your Town Council looks after the areas outside it, such as corridors, void decks and the external walls ([MyNiceHome, HDB](https://www.mynicehome.gov.sg/get-settled-in/hdb-maintenance-guide/)). If you find termites near a corridor, a riser or another common area, report it to the Town Council as well as booking a company for your flat, so both sides are treated.

Condominium. Ask the management office whether termites have been found elsewhere in the estate, and tell them what you found.

Landed home. Ask about the outside as well as the rooms. A chemical barrier is applied around a property’s perimeter, and soil treatment before building is priced on floor area, from S$900 on the published list ([Rentokil](https://www.rentokil.com/sg/services/pest-control-singapore/termites/termite-treatment-price)). If you are rebuilding, ask about pre-construction treatment before the building work starts.

## Licensing

Only companies registered with the National Environment Agency as Vector Control Operators can be engaged for vector control work, and NEA publishes the list of registered operators ([NEA](https://www.nea.gov.sg/our-services/pest-control/pest-control-operators)). Check the company on it before an inspection. For the other questions worth asking, see [questions to ask a pest control company](/guide/questions-to-ask-a-pest-control-company/).

## Checklist before you sign

- Get an inspection first, with the findings in writing.

- Ask which termite it is, and why this method rather than another.

- Compare the first-year price with the renewal price.

- Read the warranty: how long, what it covers, what voids it.

- In an HDB flat, report termites in common areas to your Town Council.

- Check the company on NEA’s list of registered Vector Control Operators.

## More questions

Should I choose baiting or soil treatment? +
Let the inspection decide: the termite species, how far the activity has spread and the building all matter. Ask the company why it recommends one method, and to price the other too if both would work. Who deals with termites in HDB common areas? +
Your Town Council looks after the areas outside your flat, such as corridors and void decks, and you look after the inside. If termites seem to come from a common area, report it to the Town Council too. [Get quotesTermite treatment8 pest control companies listed](/service/termite/)
